Loan against property: sorted before the file goes in.

A loan against property, also called a mortgage loan or property loan, rarely stalls on the rate. It stalls on the paper. We check the title chain, the valuation and your repayment story before anything is submitted.

Who this is for

Business owners who need working capital or expansion funds against residential, commercial or industrial property they already own.

What lenders read

  • The title chain: that every transfer is documented and names match.
  • The lender’s own valuation, which is often lower than the market price you have in mind.
  • Your repayment capacity, read from accounts, turnover and banking.
  • Any existing charge or loan already on the property.

How we handle it

  1. We read the property first

Title, ownership names and existing charges, before choosing a lender. A problem found now costs a conversation; found at the credit desk it costs weeks.

  2. We match the lender

Lenders value property types and read cash flow differently. We shortlist the ones that fit and send a dated comparison.

  3. We present the case

Your file is prepared the way the lender reads it, and we follow it through valuation, legal check and sanction to disbursal.

What we check first

The points where a large loan most often goes wrong, checked before you sign.

  • Title chain complete and names matching across documents
  • The valuation range across lenders, not one number
  • Existing charges on the property
  • The sanction letter matches what you were told: amount, rate, tenure and charges

Questions we are asked

What is a loan against property?
It is a loan where you pledge a property you own, residential, commercial or industrial, as security. It is also called a mortgage loan or property loan. The amount depends on the lender’s valuation and your repayment capacity.
Can I get a loan against property without income proof?
Lenders vary in how they assess repayment capacity. Some read banking turnover or business accounts rather than a salary slip or ITR. No lender lends without assessing repayment capacity, so we do not promise approval. Your advisor tells you on the first call how your profile is likely to be read.
Why is the lender’s valuation lower than my expectation?
Lenders use their own valuers and value conservatively. Valuation range is one of the things we compare across lenders before you apply.
What stops a loan against property file?
Most often an incomplete title chain, a name mismatch between documents, an existing charge on the property, or accounts that do not match the banking. We check these before submitting.
How is this different from a business loan?
A loan against property is secured on a property, and the amount is anchored to its value. An unsecured business loan is assessed on the business alone. We tell you which fits your need.
Are you a bank or lender?
No. LoanDesk by Sunrise Associates is a loan advisor (DSA). Loans are subject to the lender’s approval and terms.
